What to expect from your inspection.

On inspection day, Curtis walks every accessible square foot of the property - interior, exterior, attic, crawlspace, and roof - and follows the Standards of Practice established by the Texas Real Estate Commission (TREC). You’re welcome to come along for as much or as little of it as you want.

The longer you walk with us, the more you learn about your future home - where the water shut-off is, how the HVAC was wired, why that stair tread is squeaking. It’s the only time you’ll ever have a credentialed inspector pointing at things in your house explaining what they mean. Take it.

After we finish the physical inspection, we sit down with you and your agent and walk through the home’s general condition. We identify the major issues that need to be addressed sooner rather than later, and the items you’ll want to keep an eye on for deferred maintenance.

You’ll leave the property knowing exactly what we found - before you ever open the report.

Within 24 hours of the walkthrough, you’ll receive a digital report in HTML and PDF format. It contains every finding from the inspection, photographed and described in plain English, with reference material for the items we discussed on site.

The report is structured so your agent can convert it directly into a repair request list - no parsing, no decoding, no waiting three days for clarification.
